"Will I Lose Money if I Wait Until Next Year to Buy or Sell?"

It’s one of the most understandable questions we hear in real estate:

“Should I make a move now, or would I be better off waiting until next year?”

The answer is probably not as simple as we’d all like it to be.

Nobody—not your Realtor, not the headlines, and not even the economists—can predict exactly what the real estate market will look like next year.

Interest rates could go up or down.
The number of homes for sale could increase or decrease.
Home values could change.
Insurance costs, taxes, and the overall cost of homeownership could change too.

So rather than asking, “Will I lose money if I wait?” we believe there’s a better question:

Does making a move now help you accomplish what matters to you?

Maybe you need more space—or less of it. Maybe a job opportunity is taking you somewhere new. Perhaps you want to be closer to people who matter to you, simplify your responsibilities, stop renting, purchase a different home, or begin a new chapter.

Those things matter.

Real estate isn’t just about timing the market. It’s about timing your life.

If You’re a Seller: What Could Waiting Mean?

For homeowners thinking about selling, waiting until next year could work in your favor—but it could also introduce new challenges.

Your home's value could increase. Buyer demand could strengthen. Interest rates could become more favorable and bring additional buyers into the market.

But none of those things are guaranteed.

Waiting could also mean facing more competition from other sellers. Market values could remain relatively flat or change. Your property may need additional maintenance, repairs, insurance, taxes, HOA fees, utilities, or other carrying costs during the time you continue to own it.

There’s another piece sellers sometimes overlook: What are you doing after you sell?

If you're selling one home to purchase another, waiting isn't only about what might happen to the value of the home you're selling. We also need to consider what could happen to the price and financing costs of the home you'll be buying.

That's why we like to look at the whole move, not simply the potential sales price.

The question becomes:

If we sold your home in today's market, what would that allow you to do next?

Once we know that, we can look at your estimated value, likely proceeds, current competition, buyer activity, carrying costs, and your plans after closing. Then we can determine whether selling now—or waiting—makes the most sense for you.

If You’re a Buyer: What Could Waiting Mean?

Buyers face a similar question:

“Should I buy now or wait for rates or prices to come down?”

Waiting may absolutely be the right choice if you need more time to strengthen your finances, build savings, improve your credit, or simply aren't ready to own a home.

But waiting solely because you're hoping for a “better market” is different.

Interest rates could decline next year—but home prices could rise. Prices could soften—but rates could remain higher than you'd hoped. More homes could become available—or increased buyer demand could mean more competition for the homes you want.

And if you're currently renting, there's another number to consider: What will you spend on rent while you wait?

This doesn't mean everyone should rush out and buy a home. Far from it.

It means we should look at your numbers instead of trying to predict the market.

What would your estimated monthly payment look like today? What cash would you need to purchase? How long do you expect to own the home? What does your current housing situation cost? And, most importantly, does owning a home right now fit your financial situation and your plans?

Sometimes the answer will be, “Yes, let's start looking.”

Sometimes it will be, “Let's make a plan and revisit this later.”

Both can be good decisions.

The Cost of Waiting Isn't Always Measured in Dollars

There’s one more factor that doesn't fit neatly into a spreadsheet.

Life.

If your current home no longer works for you, what does another year there mean?

If you're ready to put down roots, what does waiting mean to you?

If you're relocating, simplifying, changing jobs, or entering another season of life, there can be value in making that transition—even if we can't calculate every part of that value in dollars.

That's why we don't believe fear of “missing the market” should drive a real estate decision in either direction.

Start With Your Goals, Then Look at the Numbers

When someone asks us whether they should buy, sell, or wait, we want to understand the why behind the move first.

Then we look at the facts we actually have today.

For sellers, that means understanding your home's likely market value, estimated proceeds, current competition, buyer demand, and what happens after the sale.

For buyers, it means looking at available homes, financing options, estimated monthly costs, your timeframe, and what purchasing would mean for your overall financial picture.

From there, we build a strategy.

Sometimes the numbers tell us, “Yes, this makes sense now.”

Sometimes they tell us, “There’s no reason to rush.”

Either answer is okay.

Our job isn't to convince you to buy or sell a home. Our job is to give you the information, perspective, and strategy you need to make the decision that's right for you.

You Don't Have to Predict the Market

There will always be another forecast, another headline, and another opinion about what the housing market is going to do next.

But your life doesn't necessarily operate according to the housing market's calendar.

If a move makes sense for you today, we'll help you build the best possible strategy for today's market.

If waiting makes more sense, we'll tell you that too.
